Recent benchmarks include a single-level home on 722sqm at 28 Orion Drive, Yamba, sold at $1,375,000; a 723sqm waterfront home at 26 Orion Drive, Yamba, sold at $1,600,000; and a 565sqm home at 20 Peacock Street, Yamba, sold at $1,020,000. Yamba Valley's Malibu 21 house and land package on a comparable 643sqm lot is offered from $899,999, representing value of between $120,001 and $700,001 against these sold benchmarks. Duplex comparison: a 3-bedroom unit at 1-17/6 Yamba Road has a CoreLogic valuation of $1.10M; Yamba Valley's BR_258 duplex on Lot 5 (820sqm) is offered at $1,358,600 as a full duplex package, indicating per-dwelling value below current Yamba duplex stock.

PROPERTY INVESTMENT ANALYSIS

Yamba Valley packages combine new-build depreciation benefits with the Clarence Valley's tight rental market. Indicative gross rental yields on Perry Homes turnkey packages: a Malibu 21 single home and land package from $899,999, leased at the appraised $800 to $900 per week, returns a gross yield of approximately 4.6% to 5.2%.
